Hardscape & Patio Maintenance Guide
Hardscaping is a significant investment. Proper maintenance prevents common problems — joint erosion, staining, frost heave — and keeps your outdoor spaces functional and attractive.
Annual Spring Inspection
After Virginia's freeze-thaw cycles, spring is the right time to inspect your hardscape.
- Walk all paved surfaces and look for lifted, settled, or rocking pavers or stones
- Inspect joint sand — winter rain washes it away; replacement is essential
- Check retaining walls for any movement, bowing, or sections that have shifted
- Look for efflorescence (white mineral deposits) on pavers — cosmetic but treatable
- Inspect drainage channels and make sure they're clear
Joint Sand Maintenance
Polymeric joint sand is the material between pavers that stabilizes the installation and prevents weed growth. It needs to be replenished as it washes away.
- Sweep polymeric sand into joints, then compact with a plate compactor or hand tamper
- Wet the surface with a fine mist (not a stream) to activate the binding agents
- Fill joints completely — gaps allow pavers to shift and weeds to establish
- Re-sand as needed — typically every 2–5 years depending on weather exposure
Cleaning
Keep hardscaping clean to prevent staining and maintain appearance.
- Pressure wash pavers annually — use 1,500–2,000 PSI at an angle
- Treat oil stains promptly with a concrete degreaser before they set
- Remove organic growth (moss, algae) with a concrete cleaner or diluted bleach
- Never use harsh acids or wire brushes on natural stone — they damage the surface
Sealing Pavers
Sealing is optional but extends the life of pavers and enhances color.
- Apply paver sealer every 3–4 years to protect surface and lock in joint sand
- Choose penetrating (not film-forming) sealers for better longevity and less maintenance
- Apply in dry weather after thorough cleaning — 48 hours dry minimum before sealing
Retaining Wall Maintenance
Retaining walls require attention because failure can be sudden and costly.
- Inspect walls annually for any bowing, bulging, or sections that have moved
- Ensure drainage behind walls is functioning — standing water is the main cause of wall failure
- Repair small mortar cracks promptly before water penetrates and freezes
- Keep large plants and trees away from wall bases — roots destabilize walls
- Wall movement of more than 1 inch requires immediate professional evaluation
