Custom Home Building FAQ
Building a custom home is one of the most significant decisions you'll ever make. We've compiled answers to the questions we hear most from families throughout the Roanoke Valley.
How long does it take to build a custom home in Roanoke, VA?
For most custom homes in the Roanoke Valley, expect 9–14 months from groundbreaking to move-in. Timeline depends on the size and complexity of the home, custom features, subcontractor availability, and weather. We provide a detailed construction schedule at the start of every project and communicate proactively about any changes.
How much does it cost to build a custom home in Virginia?
Custom home construction costs in the Roanoke Valley typically range from $175 to $325+ per square foot depending on finishes, lot conditions, and custom features. A 2,500 sq ft home might range from $440,000 to $810,000 before land. The best way to get an accurate number is a consultation with us — we'll review your vision and site before providing a detailed estimate.
Do I need to own land before starting the process?
Not necessarily. We can begin the design and planning process before you finalize a lot, which can save time. However, the specific land significantly affects your design (topography, setbacks, utilities, orientation), so we'll want to evaluate your lot as early as possible. We can also recommend land listings in the Roanoke Valley if you're still searching.
What permits are required to build a custom home in Roanoke County?
Custom home construction requires a building permit, electrical permit, plumbing permit, and mechanical permit at minimum. Depending on the lot, you may also need soil and erosion control permits, well and septic permits, and entrance permits. Baron Enterprises handles all permitting as part of the construction process — you won't need to navigate the permit office on your own.
Can I make changes to my home design after construction starts?
Changes are possible but become more complex and costly the further along construction has progressed. We strongly encourage finalizing your selections and floor plan before breaking ground. For clients who do request changes mid-construction, we document everything with a formal change order so there are no surprises in cost or timeline.
How do I choose a floor plan for my custom home?
We guide you through floor plan selection as part of our pre-construction process. Many clients start with a base plan and customize it to their lifestyle — adjusting room sizes, adding a home office, or modifying the kitchen layout. We recommend thinking about how you actually live day to day: where you park, how you enter, where you spend the most time, and how the home should flow.
Does Baron Enterprises handle subcontractors?
Yes. We coordinate all subcontractors — electrical, plumbing, HVAC, roofing, and all specialty trades — as part of our full-service construction management. We work with the same trusted subcontractors we've built relationships with over 25 years in the Roanoke Valley. You deal with one point of contact: us.
