How to Choose the Right Builder
Choosing the right contractor is the most important decision in any construction or remodeling project. Here's what Roanoke Valley homeowners should look for — and watch out for.
Verify Licensing and Insurance
In Virginia, general contractors performing work over $1,000 must be licensed with the Department of Professional and Occupational Regulation (DPOR). Ask for the contractor's Class A, B, or C license number and verify it at dpor.virginia.gov. Also confirm they carry general liability insurance and workers' compensation. Ask for certificates of insurance naming you as an additional insured.
Check Their Local Portfolio
Request to see completed projects similar to yours — not just photos, but addresses or references from actual past clients in the Roanoke Valley. A contractor with deep roots in the region understands local soil conditions, building codes, material suppliers, and subcontractor relationships.
Ask for References — and Actually Call Them
Any reputable builder or remodeler should provide three to five references from past clients. Call them. Ask: Did the project come in on budget? How did the contractor handle problems? Would you hire them again? References tell you more than any website or review platform.
- Did the project come in on budget?
- Was the timeline realistic and followed?
- How did the contractor communicate through the project?
- Were there any surprises, and how were they handled?
- Would you hire them again?
Get a Detailed Written Estimate
A professional contractor provides a written estimate that clearly identifies the scope of work, materials specified, allowances for homeowner selections, exclusions, and payment schedule. Beware of vague estimates — they leave room for unexpected charges later. If two estimates are very different, ask both contractors to walk you through the difference line by line.
Understand the Contract
Your contract should include: scope of work in detail, start and estimated completion dates, payment schedule tied to milestones, who pulls permits, change order process, dispute resolution, and warranty terms. Never pay the full amount upfront. Progress payments tied to verified milestones protect you as the homeowner.
Red Flags to Avoid
Certain behaviors should end the conversation immediately.
- Asks you to pull permits in your own name
- Demands full payment (or a large percentage) upfront
- No physical business address or local presence
- Can't provide references from past clients
- Unusually low bid that doesn't explain why
- Pressure to sign before you've reviewed the contract
- No written contract — just a handshake
